1. Once your contract has been accepted by the company, the
designer and your consultant will draw up a complete set of plans for
you and complete a Development Application for you to sign. This will
typically take about 2-3 weeks. Your DA application fee is included in the contract price.
2. The development application will be lodged with your local
council and the consultant and architect will take responsibility for
“fast tracking” it through council as much as possible. As assessment
periods vary depending on each council, even with our regular attention
to council staff, you should expect, depending on the council, between
3-9 months for your application to clear council.
3. At a point about 1 month before we expect the DA to clear
council, an appointment will be made for an engineer to visit your job
and complete the engineering. In the unlikely event that there is any
variation indicated by the engineering, your consultant will deliver a
variation form for your agreement and an invoice for the variation
amount.
4. As soon as the DA is approved the Construction Certificate will be applied for which will
usually take about 4 weeks to issue. If the project is being funded by a
loan you will need to provide a letter from your financial institution
indicating their readiness to pay invoices for progress payments and an
appropriate contact person.
5. Once the CC is back from the certifier, we will be able to give
you a commencement date for your project and an indication of a
completion date.
6. If you would like, we can provide you with an estimate of the
completion date for each stage and the due dates for the progress
payments.
